  • Renting out rooms might be the original rental agreement of all time. Eighteenth century literature is filled with rooming houses often run by single widows for nightly, weekly, or monthly fees. Board was inevitably included and took place in the family parlor. In America, this later led to old hotels being run as SROs or single room occupancies. There was usually a large common kitchen that was accessible to all and shared toilets and baths.

    Throughout history, up to and including the present, a wide variety of people look for rooms to rent for an array of reasons. There are students, and business people; people renting rooms want temporary lodgings or long term housing at a better price. Some want to be able to cook on hotplates in their rooms, others would not think of it. What is clear and consistent is that there has to be a trusted agreement from both landlord and tenant as to the terms and conditions of the arrangement.

Often a landlord will want one person to hold the primary lease but with the understanding that the intent is to find other mates to join in on the rental expenses and responsibilities. Sometimes the landlord will want the particulars of any tenant joining the house and other times they want the primary leaseholder to accept that responsibility.
